The property was described in real estate listings as a ‘beautifully maintained five-acre farm’ that sits a short distance from Wellington’s Winter Equestrian Festival, a three-month event that has become one of the country’s largest equestrian events.

‘He just wants to keep making his wife happy,’ a source close to purchase told DailyMail.com. ‘This purchase was all about her.’

The ranch is designed for horses that specialize in dressage, an equestrian sport where horse and rider are expected to perform pre-determined movements and walks from memory.

The property includes a 12-stall barn with groom quarters, a tack room, five paddock and a regulation-size dressage ring with mirrors.

Mirrors around the ring help a rider gauge whether the horse is performing the moves correctly.

A deed for the property shows the newest buyer as a corporation called Littlesea Farm South a company with no listed owner that was created two weeks before the purchase.

Craig Galle, the agent for the corporation that sold to Joel, confirmed the buyer was Littlesea Farm but said he didn’t know who’s behind it.

But a source told DailyMail.com that Joel is the buyer, as another company tied to the singer bought an adjacent property for $3.628 million in 2016.

Combined, the two properties are ten acres and cost just over $7million.

‘Billy wanted to double the size of his property in Wellington,’ said the source, who asked to remain anonymous. ‘In 2016, he spent $3 million on the property adjacent to the new place he just bought.’

Meanwhile, Joel is still trying to sell adjacent beachfront properties about 12 miles east that he bought in 2014 for $18.3million.

The nine-bedroom, nine-bathroom behemoth has been for sale for more than year and is now listed for $16.9 million.
