A south Florida real estate developer desperate to lure in prospects has partnered with a prominent olfactory specialist who will work with the buyer to design the condo’s own special fragrance.

The lavish $29million, 10,515-square-foot oceanfront condo is located in Unit 3 of the Regalia in Sunny Isles Beach, Miami. 

Famed olfactory specialists of 12.29, who have worked with numerous A-list clients in hospitality, luxury residential, fashion and entertainment, according to its website, will spend six months perfecting the ‘scent identity’ of the home with the buyer.

The scent may be diffused through the unit’s HVAC system or made into perfume or cologne.

The condo also includes a bar, wine cellar that holds up to 600 bottles, family room and a game room, according to the Sun Sentinel.

Inside the complex, residents can relax in another living space, have a bite and a drink in the kitchen and champagne bar or take a dip in one of the Regalia’s pools, spas or jacuzzi.

The complex further offers a spacious gym, yoga studio and a play center for children. 

Built in 2014, the building is 46 stories high. The developer spent an ample amount of time working on Unit 3 alone.

Chad Carroll, who works for the listing agent of the condo, told the newspaper: ‘It took a very long time to build out because there are so many intricate details… everything was custom-made.

Carroll added that the ‘unique’ unit is so ‘large’ that it ‘feels like a house. 

‘You have the exclusivity, privacy and security of a condo and the amenities that go along with that. And, because it’s on the lower floors, you feel very connected to the ocean.’
