The new tenants of a small cottage in West Norfolk can expect a right royal welcome when they move into their new home – especially as their neighbours will include the Duke and Duchess of Cambridge.
A rare opportunity has arisen to live in the same tiny village as William and Kate after a two-bedroom cottage has become available to rent in Anmer, which has just 29 houses and a population of 63.
The pretty house is situated almost opposite the main tree-lined gated drive to Anmer Hall, the royal couple’s country retreat.

20 Cherry Tree, which is an end-of-terrace property, has been newly refurbished and comes with a large garden and off-street parking.
The unfurnished property is being let by the Sandringham Estate, which rents properties in 13 villages around the Queen’s residence.
Priced at £700 a month, the listing warns of ‘steep stairs’ and a ‘strict no cats policy’ – although a dog may be ‘considered’.
The Sandringham Estate is letting the house as a primary residence and gives priority to those who live or work in the area, although people moving to Norfolk will also be considered.

It adds that properties are not let on a first come, first served basis, but ‘rather on which prospective tenant is best suited to the property.’

Anmer, which is on the royal estate at Sandringham, lies around 12 miles north-east of King’s Lynn and 35 miles west of Norwich.

Historically, most of the houses in the village were occupied by people who worked at the Georgian mansion or elsewhere on the Royal estate.
Anmer Hall was a wedding gift to the Duke and Duchess of Cambridge from the Queen and around £1.5 million was spent upgrading the mansion before they moved in around 2013.
Despite its small size, Anmer has a variety of entertainment for its residents, including a social club offering film nights, quiz evenings and barbecues, an active Bowls Club and a Women’s Institute. It also has a 14th century church, St Mary the Virgin.
