A homeowner has asked for nearly $200 in rent for a makeshift bedroom that has been set up in their living space. 

For only $185 a week, one renter will get to live in an improvised bedroom at a Castlereagh Street apartment in Sydney’s CBD. 

‘You have your private living room in the heart of CBD Sydney,’ the advertisement read on Facebook.

Photos show a handful of screens neatly arranged in a small square-like arrangement.

Within the small confines, the homeowner managed to squeeze in a set of drawers, a single bed and a mobile coat hanger.

A drawback curtain has also been put in place of a door. 

A couch is tucked away into the corner of the living room and positioned adjacent to the improvised bedroom.

A quilt is thrown over the lounge with a pillow, indicating it is intended to be used as a bed as well.

At the head of the bed is a fan.

The listing requires six months minimum stay, though a ‘shorter term can be negotiable’. 

The weekly rent covers basic electricity, water and gas bills and Wifi costs.

‘You just need to bring your favourite pillows, blanket and cutlery,’ the advertisement reads.

The listing is marketed at students, working people or for busy people who ‘have strong need for private, cheap but comfortable [sic] and safe place to settle and chill’. 

Despite the seemingly hefty price tag, new research reveals rental prices in Sydney are steadily declining. 

Rentals in Australia’s biggest city have plummeted in tandem with a record fall in house prices and the completion of new apartments. 

House tenants in Sydney are now paying a median rent of $701.60 a week, a 4.9 per cent fall compared with a year ago, new data from property analysis firm SQM Research showed.

Leasing an apartment also became cheaper, with weekly rents in the New South Wales capital falling by 3.1 per cent to $507.50, as of March 2019.
