A former Baptist church has gone on sale for £25,000 – but there are some very quirky conditions to the sale.
The period property – which was built in 1871 – is situated in the rural village Bucknell, Shropshire.
Currently, there are only two rooms in the former Coxall Baptist Church – which is only 1,027 square foot.
The largest room in the building is the former Chapel which boasts beautiful wooden beams and a Baptistry Bath underneath the floorboards.
Meanwhile, there is also a smaller side-room – presumably used for storage – which will need to be renovated by the new owners.

Another downside to the property is there is no running water, electricity or foul drainage.
What’s more, the front and back gardens are also included in the sale – which are home to multiple graves from when the building was used as a church.
As such, the new owner will be required to provide access to the cemetery to family members of the deceased to tend particular graves.
On top of this, they will also be responsible for keeping the grounds well-maintained for visitors.
In the contract, it states that the new owner will need to allow family members to dig up existing graves if needs.
Finally, they must allow new graves to be dug on the site for former members of Coxall Baptist Church – which means the garden will be used for the funerals too.
The post on Rightmove read: ‘The following special conditions will apply.
‘To permit existing graves at the property to be opened up so as to allow family members of the people already buried at the Property to be buried in the same place.

However, there are a few major stipulations to the sale as the property’s front and back gardens are filled with headstones
‘To provide new graves for the former members of Coxall Baptist Church and permit the burial or interment of human remains in the burial areas at the Property, providing the person wishing to be buried or interred has made a prior written application to the Trustees.’
That said, the period property does have a lot to offer the new tenants too.
The church still has original features such as double timber front doors and high, beamed ceilings.

The property will be put up for auction on Friday April 28, 2023, at 3pm at Halls Holdings House, Bowmen Way, Battlefield, Shrewsbury.

Last year, Bucknell resident John Kightley – who has lived in the village for 53 years – told the MailOnline about some of the changes residences have faced in recent years.
He explained: ‘It’s a wonderful little community of about 100 houses. Things have changed – we haven’t got the shop anymore, but it’s a still a local community.
‘We’re on a road now that’s already a rat run. Another 3,000 houses – that won’t improve it.
‘The traffic through the village is one of our biggest worries, because they want to build more houses than was originally planned.’
He added that residents were also concerned by ‘huge developments’ towards Aylesbury – a town 20 miles away – such as factories, warehouses and distribution units, which benefit from the area’s central location.
