How to get a bedroom that will sell your home

Perhaps more than in any room in the house, bedrooms are where people look to feel relaxed.

It’s the room where they want to experience a sense of calm, comfort and luxury – and it’s these qualities that buyers will also be looking for when they take a look around a potential new home. 

As such, it is worth making sure those qualities are present in abundance if you want to get your home sold.

‘When viewing a property, potential buyers want to imagine themselves making this space their own.’

Here, he provides six top tips on what buyers want to see in a bedroom to entice them to make an offer.

1. Consider a contemporary fitted wardrobe

Old-fashioned fitted wardrobes are often the first items to be removed in a property make-over. But the new contemporary designs can combine plenty of storage with an attractive piece of furniture.

An alternative is to get a high quality freestanding wardrobe that fills a room and provides space in the same way that a fitted one does. 

Look for one that mimics a fitted wardrobe. Some can be delivered and built for you, as part of the price.

They provide a way of hiding clothes and other items while you’re selling your home – something that is important while viewings are taking place as it provides buyers with the clean space to inject their own personality and décor onto the rest of the room. 

It is possible to install a modern fitted wardrobe for around £3,000 plus labour costs. 

This may sound like a lot of money, but if you’re able to make the short-term investment, then you could earn your money back and more when selling.

2. Avoid a bed that will dwarf your room

While a bigger bed may be more comfortable to sleep in, this can often make a room look much smaller than it is. A perceived lack of space in a bedroom could decrease the overall value of your home to some buyers. 

For example, if you’re able to downsize your king size bed to a queen size bed just for a few weeks during viewings, you could be amazed at the difference this makes.

3. If you have period features, keep them

Victorian style houses in particular often have period features such as highly sought-after wrought iron fireplaces or ornate plaster detailing. 

It may be tempting to remove or build over these features for practical reasons, such as if the fireplace doesn’t work anymore. However, period features can add character and value to a bedroom, vastly increasing the overall appeal to buyers.

4. Stick to neutral colours

Everyone wants a bedroom to be tranquil space – somewhere to rest and unwind. Therefore, avoid loud wallpaper or bright colours in the bedroom when selling your home. 

While this might be your personal taste, it will work to your advantage to keep the decor as neutral as possible. Think about swapping in tonal and textured fabrics instead. 

A bedroom is also one of the most personal spaces in anyone’s house, and so by watering down the colour palette, it can create a blank canvas for buyers to imagine their own personal style in the room.

5. Carpets over hard floorings

While wood and tile floorings are popular when it comes to choice of flooring, it’s worth having carpet put into your bedroom – if you haven’t already. 

Waking up to an alarm is hard enough, without then having your first steps in the morning being on a cold, hard floor. And at the end of the day, it is also comforting to return to your bedroom with a soft feel under your feet.

6. Home staging your fabrics

Of all ways you can spruce up a bedroom for sale, this is by far the easiest for most people. Home staging your room to look like a clean and stylish hotel suite will present your bedroom in its best possible light – and it doesn’t have to cost the world. 

Throw textured fabric across the end of your bed and any chairs in the room. Or perhaps place tea-light candles on the bedside table or window sill. Buy affordable artwork and hang this above the bed to create a central focal point for buyers entering the room.
