A hillside house perched 30 metres above white sand and rolling waves is said to hide some of the most spectacular views in Australia – but you’d never think it at first glance.

The unassuming bungalow which started life as a Japanese restaurant in Rocky Hills, 90km north of Hobart on Tasmania’s east coast, is filled with opulent interiors including sprawling open-plan living spaces, a luxury chef’s kitchen, three bedrooms and three bathrooms complete with waterfall showers and ‘his and hers’ sinks.

Floor-to-ceiling windows and a balcony which hugs the outside of the property provide the perfect vantage point to enjoy breathtaking views of the water that stretch as far as the eye can see.

The 3.96 hectare estate is also home to seven sleeping cabins and a self-contained caretaker’s cottage which could be turned into holiday accommodation.

Beside the main house is a grassy lawn and an outdoor dining terrace with a firepit encircled by a low stone wall.

Entry to the one-of-a-kind home, last renovated in 2015, begins through a spacious foyer that flows into an enormous living room which stretches 8.5 by 12.3 metres.

Listing agent Nina Schubert of real estate agency Knight Frank said while the house looks beautiful in photos, it is even more impressive in person.

‘The tall ceiling height, the lighting and the exposed beams create a stunning living space,’ Ms Schubert told realestate.com.au.
