Linga, located in Vaila Sound, west Shetland, comes with its very own loch and is now officially on the market.

The Scottish isle has an asking price of £250,000, which would currently get a buyer a two-bedroom ground floor flat in Romford on the London/Essex border.

Last year the average London home sold for £481,000 – making the island nearly half the price.

In terms of accommodation, there are only the remains of two derelict cottages, but it boasts spectacular scenery and an abundance of wildlife.

Planning permission has been granted for new agricultural buildings, including a cottage, and the renovation of the existing ones.

Plans have also been approved to build a pier, storage shed and reception area, as well as a windmill with solar panels, septic tanks and reed beds to capture sewage and rain water.

The eco-friendly and energy efficient lifestyle would feel a million miles away from the smokey cities of the UK – as the 63.75-acre island is closer to Norway than Scotland.

It sits just north of the isle of Vaila, in the Vaila Sound, 500 metres away from Walls, the nearest village on Shetland’s mainland.

It has been uninhabited since 1934 and is only accessible by private boat.

There are regular flights to Lerwick, Shetland’s capital, from Glasgow and Edinburgh, and a weekly route from Manchester will launch this summer.

It will take you between 12 and 13 hours to get there by ferry, from either Aberdeen or Kirkwall in nearby Orkney.

The population of the nearest Parish ward on the mainland – Walls and Sandess – is just 978.

Year-round temperatures aren’t particularly warm, with an average of 3.9C (39F) in January and just 12.4C (54.32F) in August.

The main revenue producers on Shetland are fishing, renewable and non-renewable energy.

It’s home to the famous Shetland pony, as well as the Shetland sheep dog, or ‘sheltie’.

It is being sold by Vladi Private Islands. Fahad Vladi, company owner, said people buying islands are always a bit different and like the idea of a solitary life.
