A country estate with a Championship golf course played by the modern greats has been put on the market for the price of a two-bedroom Mayfair flat.
The £3.25million Roxburghe Hotel and Golf Course in the Scottish Borders is set in almost 300 acres of land and boasts 22 bedrooms along with numerous other estate buildings.
Its owner, the Duke of Roxburghe, converted the property near Jedburgh from a listed mansion into a prestigious hotel in 1982 before later adding the golf course.

And the 7,111-yard Championship course has been played by Nick Faldo, Colin Montgomerie and Sergio Garcia, with the Spaniard holding the course record of 66.
The Duke has now decided to sell the resort and has put it on the market with Savills for £3.25million.
He said: ‘The business has been a particular interest and focus of mine since it first opened as a country house hotel in 1982, which subsequently expanded with the development of the first Championship golf course in 1995.
‘It has given me enormous pride and satisfaction to see it develop successfully over the years, but it became clear that a new investor needed to come aboard for the Roxburghe to move to the next level and become a world-class destination. We look forward to seeing the Roxburghe continue to grow successfully in future in new hands.’
Last year, the hotel had a 60 per cent occupancy rate with revenues of £1.35million. This was split near-on 50/50 between rooms and food and drink with the average room costing £125 per night.
