The Block’s jaw-dropping price guides offer a glimpse into Australia’s insane property market 

The soaring price guides for home featured on The Block in 2022 have shone a light on  Australia’s out-of-control property market.

All five homes featured on Nine’s renovation show are expected to sell for between $4million and $4.4million – the biggest sales in its 19-year history.     

The homes, located in Gisborne South in Central Victoria’s Macedon Ranges, are also valued way above the region’s median house price of $1.1 million.

House one, renovated by married couple Tom and Sarah-Jane is a blend of architectural design and luxurious country living, with their 10-acre estate expecting to go for four times the region’s median price.

The property boasts soaring ceilings, lavish furnishings and spectacular views of the ranges around Mount Macedon.

The listing describes it as a  bespoke designed classic Queenslander with a grand modern extension, taking country living to the next level.

Australia’s housing affordability crisis is now so critical, real estate more than an hour’s drive from the centre of major capitals Sydney, Melbourne and Brisbane is typically costing seven figures.

In late 2019, beachside homes with backyards on the NSW Central Coast, mid north coast, pockets of the Sunshine Coast and Victoria’s Mornington Peninsula had median prices under $600,000.

But now houses in these areas are typically selling for more than $1million as low interest rates and and a surge in people working from home spurs demand for homes in areas offering a good lifestyle.

In May, Australian couples on average needed to put 26.8 per cent of their before-tax pay packet toward mortgage repayments, compared with 25.7 per cent in January, finance and credit ratings firm Moody’s calculated.

The Commonwealth Bank is expecting house prices in Sydney and Melbourne to fall by 18 per cent by 2023 as interest rates kept on rising.

Investment bank Jarden Australia is expecting an even bigger 20 per cent plunge, which would be the worst since 1980.
