DailyMail.com’s exclusive aerial photos show off the half-built ‘gigamansion’ in Bel Air, Los Angeles, which has been under construction for the last three years and will break all real estate records when it is finally finished.
The asking price is nearly four times what Beyoncé and Jay-Z are rumored to have recently paid for a $130 million luxury pad in the same celebrity-packed neighborhood. But this mansion blows all other extravagant homes out of the water.
With five pools, a casino and a nightclub with its own VIP access, Hollywood producer-turned-real estate developer Nile Niami has vowed that it will be one of the most exclusive houses ever. It’s being designed by architect Paul McClean, an expert in ‘megamansion design’, who created Calvin Klein’s Bel Air property.

‘We have a very specific client in mind,’ Niami told Details Magazine. ‘Someone who already has a $100 million yacht and seven houses all over the world, in London and Dubai and whatever. To be able to say that the biggest, most expensive house in the world is here, that will really be good for LA.’
The current most expensive property in the US is also in Bel Air, with a $350 million price tag. It was owned by late billionaire media tycoon Jerry Perenchio and was featured on The Beverly Hillbillies.
As can be seen in the photos, Niami’s 100,000 sq ft property outshines all the houses around it including neighbor Jennifer Aniston, who has just finished four years of renovations on her $21 million home.
Other nearby neighbors include Sandra Bullock and Space X CEO Elon Musk.
Aniston doesn’t appear to be a fan of the massive home. According to Fox News, she wrote in 2015 to a local building agency complaining about a Niami property. She said: ‘The very idea that a building of 90,000 square feet can be called a home seems at the least a significant distortion of building code.’
Sitting on the Santa Monica Mountains and overlooking the Pacific Ocean, the house comes with ‘extras’ like a two-story waterfall, a temperature-controlled room for storing fresh flowers, a 40-seat theater, a cigar lounge, a sitting room surrounded by jellyfish tanks instead of walls, a four-lane bowling alley and an indoor-outdoor dance floor as well as a 30-car garage.

It will come complete with a 5,000 sq ft master bedroom, bigger than most properties in the area, and a further 20 bedrooms, 30 bathrooms, a gym and a hair and nail salon.
And if you want to invite visitors, they can have their own place and pool, as it also includes three smaller homes, five swimming pools – including a 180ft long infinity pool – and a 20,000 sq ft artificial lawn to comply with California’s drought-induced water restrictions.
A glass-walled, high-ceiling library will take up part of the first floor, but the developer says not to expect to find books in the room. ‘Nobody really reads books. So I’m just going to fill the shelves with white books, for looks,’ says Niami, who sells his houses fully furnished to a client’s particular taste.
But the building work has had a few hiccups on the way and looks far from finished even after three years of construction. It was due to be complete sometime this year, but it looks like that will be pushed back to next year.

Niami, behind films including action-thriller The Patriot, grew unpopular with neighbors in the fall of 2014, when he sliced off the top of a hill to create panoramic vistas on his four-acre lot. For weeks, dump trucks filled the neighborhood’s narrow streets as they removed about 40,000 cubic yards of dirt from the property.
Drew Fenton, the real-estate broker listing the property, said that the home is important to Los Angeles, adding: ‘It is by far the most important estate project in Los Angeles over the last 25 years and will raise the bar for all other estates built in the city,’
It may also appeal that it’s so close to one of Hollywood’s biggest stars, Aniston.
