He starts by noting that the median home price in the area is above $10 million and ‘what drives up the price of the real estate [is] pristine snow, empty slopes… it doesn’t get much better than this… This is where billionaires come to play.’

Before getting into the tour, he highlights the home’s heated driveway, which means no snow plough is required, along with its attractive ‘Montana timber’ and limestone façade.

On getting to the grand entrance way, Conover then moves inside, with the first rooms he encounters being the open plan living room and dining area.

He says of the space: ‘We have white oak on the floors, we have plaster on the walls, that limestone here on the fireplace.’

Another thing that he points out is that the home is fully integrated, ‘meaning you have speakers throughout the entire space’ and the camera pans to some speakers imbedded in the ceiling.

But the pièce de résistance and the reason why this property is deemed so exclusive, Conover says, are the views.

Stepping out through double height glass doors, he leads viewers out on to an expansive terrace space which looks out on to the slopes beyond.

Next up on Conover’s tour is the kitchen, which is part of the open plan living space.

Some of the standout features of the cooking area include two marble-topped islands, a sizeable stove and oven combo and a deep set trough sink overlooking Vail Mountain.

A side patio off the kitchen features an oversized state-of-the-art Wolf grill for barbecuing during the warmer months and yet more mountain views.

Other rooms on the entry level floor include the owner’s corner suite with floor-to-ceiling windows and a large gas fireplace and an accompanying bathroom featuring a deep freestanding tub, a steam shower and a his and hers vanity.

Off the primary bedroom is a study or ‘den space’ and Conover tells viewers that ‘every room has access to outdoor space.’

An ‘open staircase’ running through the home leads down to an entertainment space.

Conover reveals some of the prime features of this area include another gas fireplace, and a generous bar area decked out with a ‘temperature and humidity controlled, glass-enclosed wine cellar.’

Running off the main entertainment space, are the home’s guest bedrooms and ensuite bathrooms.

There is also the ‘control center’ where everything from the electronics to the heated water are run from, a mud room for dirty ski gear, a laundry room decked out with new machines and a garage to fit three vehicles.

For families, there is a self-contained ‘nanny suite’, or it can be used as a guest house for those without children.

Conover says ‘I would love to be the nanny in this home’ as he highlights the fact it’s got a large kitchen with a center island, a gas fireplace, a bedroom and its ‘own private terrace with views of the mountain.’

The suite has its own private entrance and exit which leads down to the motor court in front of the house, so it offers maximum privacy.

Another prime selling point of the home, is an outdoor heated pool which Conover says serves up Instagrammable sunset views.

Concluding his tour he speaks with letting agent Ron Byrne of Ron Byrne & Associates Real Estate, who is currently advertising the home.

Byrne says of the lot: ‘This house is very special not only because it’s a brand new mountain modern home in Vail but also because its part of Spraddle Creek Estate. Spraddle Creek is really special because there’s a very limited number of home sites they are all single family, they’re all extremely private and it’s Vail’s most exclusive gated community.

‘All the houses are oriented and designed to maximize the views, you see it from every bedroom, from every primary space. Given the position of Spraddle Creek you have a much longer day where you see the sunrise all the way to the sunset.’

Meanwhile, Conover deems the a ‘legacy property’ instead of a mansion. He explains: ‘The lots in this neighborhood are so rare that they are generational where people do tend to hold on to them.’
